The fair market value of your home is ultimately determined by what a buyer is willing to pay, and given the current market's supply and demand, this amount may or may not meet your expectations.

There's a perfect match for every home. Your house will be right for someone, so don't take showing feedback personally. It doesn't matter if a buyer dislikes your wall color or prefers black granite over marble countertops. Your home either suits them or it doesn't. What you should pay attention to are recurring themes in the feedback. If multiple showings suggest the house is overpriced, consider a price adjustment. If several people mention a dog odor, it's likely true. However, stressing over every minor critique isn't worthwhile. Your real estate agent will help you focus on what truly matters.
3) Price Corrects Everything:
Been on the market a while and no showings? Change the price. Had a ton of showings but no offers? Change the price. It really is that simple. Price corrects everything. Not in a place to do some updating or staging? Lower the price. Current tenant kind of destroyed the place and it doesn’t show well. Lower the price.
4) The Home Inspection Might Reveal Things You Didn’t Know About Your Home:

Home inspections are thorough examinations, and they can uncover hidden problems.
5) Everything Is Negotiable:
It’s not just price that’s negotiated when you get an offer. It’s the closing date, how long the Buyer will have for inspections, is the swing set included, will you have the house professionally cleaned after you move out, and a whole bunch of other things.
