How to Save Thousands of Dollars in Interest and Pay Your Mortgage off Faster

There are a few easy ways to make extra principle payments that can save you a ton of money in interest expenses and get you mortgage-free sooner than you thought possible. Here are a few simple strategies you can use:

1. Round your monthly payment up

The results of this simple strategy can save you a fortune and drastically reduce the length of your mortgage.

As an example, if your monthly mortgage payments were $734 dollars a month, but you rounded it up to $800 per month, you would save more than $48,000 in interest payments, and reduce the length of your mortgage by 7.5 years!

2. Make One Time Pre-Payments Using Your Income Tax Refund

This is an easy way to save money and shorten your mortgage. For example, if you have a $100,000 mortgage, and you have a $1000 tax refund this year, you take apply that refund to your mortgage. Over time, this will save you more than $8600 and shave 1 year and 1 month off your mortgage! That's another amazing result from a simple strategy.

3. Choose a 15 Year Mortgage

If you can afford it, you are far better off getting a 15 year mortgage instead of 30. It won't cost you much more, and the interest savings are truly incredible.

If you have a mortgage of $100,000 at 8% interest over 15 years, your monthly payment would be about $200 more, but you'd end up saving $92,083 in interest over the life of your mortgage!

Using these strategies is the easiest way to reduce your interest expenses and shorten your mortgage period.

Whether you’re buying or selling a house, it’s crucial to look past its charm and aesthetics. What you see isn’t always what you get when it comes to properties, and superficial factors alone cannot guarantee that a home is safe and livable.

This is where home inspections come in. During which, a professional home inspector conducts a thorough sweep of the interior and exterior of a home. This is a vital part of the home-buying & selling process, and it is done to help you determine if there are any structural hazards or worn-down systems that need to be replaced.

Selling your home is a significant milestone. This process can be both exciting and challenging, requiring careful planning and informed decisions. Here are top five things I wish every Seller should know when selling their home.  Happy selling!

1) It Doesn’t Matter What You Paid For Your House:

Simply because you bought your house for $800,000 and invested $100,000 in renovations doesn't guarantee it's worth $900,000 today. Times change, markets shift, and styles evolve. The fair market value of your home is ultimately determined by what a buyer is willing to pay, and given the current market's supply and demand, this amount may or may not meet your expectations.

2) Don’t Take Feedback Personally:

There's a perfect match for every home. Your house will be right for someone, so don't take showing feedback personally. It doesn't matter if a buyer dislikes your wall color or prefers black granite over marble countertops. Your home either suits them or it doesn't. What you should pay attention to are recurring themes in the feedback. If multiple showings suggest the house is overpriced, consider a price adjustment. If several people mention a dog odor, it's likely true. However, stressing over every minor critique isn't worthwhile. Your real estate agent will help you focus on what truly matters.

3) Price Corrects Everything:

Been on the market a while and no showings? Change the price. Had a ton of showings but no offers? Change the price. It really is that simple. Price corrects everything. Not in a place to do some updating or staging? Lower the price. Current tenant kind of destroyed the place and it doesn’t show well. Lower the price.

4) The Home Inspection Might Reveal Things You Didn’t Know About Your Home:

Let's be honest, neither you nor we have superpowers. X-ray vision is a movie myth. So, don't be shocked if the home inspection reveals some surprises. Even the best-maintained homes can encounter unexpected issues. Who knew there were termites in the crawlspace, squirrels in the attic, or that the heating system that worked perfectly last winter is now malfunctioning in summer? Home inspections are thorough examinations, and they can uncover hidden problems.

5) Everything Is Negotiable:

It’s not just price that’s negotiated when you get an offer. It’s the closing date, how long the Buyer will have for inspections, is the swing set included, will you have the house professionally cleaned after you move out, and a whole bunch of other things. It’s not over until you’ve reached a win-win resolution between you and the buyer. This includes items from the home inspection too.
